The focus and mission of The Birchman Company is to provide our homebuyer clients with the information, market expertise, knowledge, and a step-by-step process for buying the home which best meets their needs and wants, in the neighborhood which best meets their needs and wants and at the best price and terms possible.
Austin homebuyers have three choices of representation:
Exclusive Buyers Agent: This Buyers Agent NEVER takes listings. The BUYER is the Client and the Agent owes fiduciary responsibility to the BUYER. This Buyers Agent works for a real estate office that NEVER takes listings of any kind and Represents Home Buyers only. All Birchman Company Agents are Exclusive Buyers Agents.
Traditional Listing Agents: The SELLER is the Client and the Agent owes fiduciary responsibility to the SELLER. This is the agent you call when you see an ad in the newspaper or walk into an open house. They represent the Seller and are bound to get the Seller the best possible price for their home. This agent will be an Intermediary if they represent the buyer on the purchase of one of their companys listings.
Traditional Buyer's Agents: The BUYER is the Client and the Agent owes fiduciary responsibility to the BUYER. This agent works in a traditional office that takes listings and can work with a buyer under a contract. If the buyer takes an interest in one of the traditional office listings of their companys listings then their Buyers Agent may declare himself or herself a Dual Agent or Intermediary and represent the Seller and the buyer at the same time. This "Intermediary" can act as a facilitator for both the BUYER and the SELLER at the same time as long as both sides have agreed to the relationship in writing. This facilitators duties to the buyer are limited and a strong potential for conflicts exists.
